We have a tri-level home that was build in 1978. All the houses that this contractor built, links on the bottom level when the water level builds up in the ground to a certain level - water comes into our garage on the enter wall corner that joins the front porch. I cut out a small piece of the drywall and their was a small layer of dirt on the 2 by 4 on the concrete footing. The garage and upstairs level part of the house seems to be separating from the frontporch and middle part of the house leaving a very small space between the 2 by 4 and the concrete blocks from the front porch. There is some mold on the drywall - I can pour water on the front porch and it runs into the garage via the concrete blocks. I think the water is building up and then pushing through this separation crack. I want to make sure it is seal properly to prevent damage from mold, rot and termites. Our neighbor built a french drain around his entire house - routing the water to cistern and installed a sump pump. Surely there is a better less expensive solutions.
