This customer called us saying that they lived in an older home and have had crawl space issues since they moved in. There was an old vapor barrier put down long before they bought the home, but it was not serving its purpose anymore. When we inspected under the home, we found they there was a moisture problem, but also some foundation and support problems. One of the beams under the home was being held up by a rock, half of a cinderblock, and a piece of wood wedged between them, see the picture below.
To solve the problems, we started by grading out the crawl space floor and making it workable. We also had to remove all of the old vapor barrier and debris under the home. To repair the foundation problem, we installed smart jacks. Smart jacks are fully adjustable steel piers that solve the problem of sagging floors. Clean space replaced the old vapor barrier. Clean space locks out the moisture so there is no chance for mold to grow. We also installed a Sedona SaniDry dehumidifier to lower the moisture level under the home. Crawl space vent covers were also installed to prevent any other moisture from coming into the crawl space. This older home is not more energy efficient and safer for the homeowner.
